Bu s\u00fcre\u00e7te kiraya \u00e7\u0131kacaksan\u0131z depozito, en az bir ayl\u0131k kira bedeli, nakliye gibi giderleriniz olacak. E\u011fer ev sat\u0131n alacaksan\u0131z tapu, evi yenilemeyi planl\u0131yorsan\u0131z da tadilat masraflar\u0131 ile kar\u015f\u0131la\u015fabilirsiniz. Evi sahibinden de\u011fil, bir arac\u0131 vas\u0131tas\u0131yla evi kiralayacak veya sat\u0131n alacaksan\u0131z bu durumda emlak\u00e7\u0131 komisyonunu da i\u015fin i\u00e7ine kat\u0131p b\u00fct\u00e7enizi bu do\u011frultuda planlaman\u0131z gerekebilir. Peki; emlak\u00e7\u0131 komisyonu nedir, emlak\u00e7\u0131 y\u00fczde ka\u00e7 komisyon al\u0131r?<\/p>\n\n\n\n<!--more-->\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Emlak\u00e7\u0131 Komisyonu Ne Kadar?<\/strong><\/h2>\n\n\n\n<p>Emlak\u00e7\u0131n\u0131n kiralama ya da al\u0131m-sat\u0131m i\u015flerinde ald\u0131\u011f\u0131 net bir miktar yoktur. Emlak\u00e7\u0131, kira ya da sat\u0131\u015f bedeli \u00fczerinden belirli bir oranda komisyon al\u0131r.<\/p>\n\n\n\n<p>\u201cEmlak\u00e7\u0131 komisyonu y\u00fczde ka\u00e7?\u201d sorusunun yan\u0131t\u0131 da kiralama ve sat\u0131\u015f i\u015flemlerine g\u00f6re farkl\u0131l\u0131k g\u00f6sterir. Bu oranlar ise Ta\u015f\u0131nmaz Ticareti Hakk\u0131nda Y\u00f6netmelik do\u011frultusunda belirlenmi\u015ftir:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Emlak\u00e7\u0131, sat\u0131\u015f sonras\u0131nda hem sat\u0131c\u0131dan hem de al\u0131c\u0131dan ayr\u0131 ayr\u0131 en fazla sat\u0131\u015f bedelinin %2 + KDV\u2019sini (%18) alabilir.&nbsp;<\/li><li>Kiralama i\u015flemlerinde \u201cEv kiralarken emlak\u00e7\u0131 ne kadar komisyon al\u0131r?\u201d sorusunun cevab\u0131 ise en fazla bir ayl\u0131k kira bedeli + KDV (%18) olabilir.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Emlak\u00e7\u0131 Komisyonunu Kim \u00d6der?<\/strong><\/h2>\n\n\n\n<p>B\u00fct\u00e7enizi bu do\u011frultuda olu\u015fturaca\u011f\u0131n\u0131z i\u00e7in kiralama ya da al\u0131m-sat\u0131m i\u015flemlerinde hizmet ald\u0131\u011f\u0131n\u0131z emlak\u00e7\u0131n\u0131n hakk\u0131 olan komisyonu kimin alaca\u011f\u0131n\u0131 merak ediyor olabilirsiniz. Hemen s\u00f6yleyelim: \u201cYeni al\u0131c\u0131 ya da ev sahibi komisyon verir mi?\u201d sorusunun yan\u0131t\u0131 hem \u201cevet\u201d hem \u201chay\u0131r\u201d. \u00c7\u00fcnk\u00fc bu sorunun cevab\u0131, i\u015flemin kiralama ya da al\u0131m-sat\u0131m olmas\u0131na g\u00f6re de\u011fi\u015fiklik g\u00f6sterebiliyor.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Yukar\u0131 da da bahsetti\u011fimiz gibi gayrimenkul al\u0131m-sat\u0131m komisyonu hem al\u0131c\u0131 hem sat\u0131c\u0131 taraf\u0131ndan ayr\u0131 ayr\u0131 \u00f6denir. Evinizi kiralay\u0131p bir an \u00f6nce ta\u015f\u0131nmak i\u00e7in sab\u0131rs\u0131zlan\u0131yorsunuz! Peki, ev kiralama i\u015flemlerinde emlak\u00e7\u0131 komisyonu nas\u0131l hesaplan\u0131r?<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Kiralayaca\u011f\u0131n\u0131z evin ayl\u0131k kiras\u0131n\u0131n 3.000 TL oldu\u011funu varsayal\u0131m. Bu do\u011frultuda 3.000\u2019in KDV\u2019sini hesaplamal\u0131 ve bir ayl\u0131k kira bedeliyle toplamal\u0131s\u0131n\u0131z.<\/li><li>3.000 x 18 = 54.000<\/li><li>54.000 \/ 100 = 540 TL (3.000 TL\u2019nin KDV bedeli)<\/li><li>3.000 TL (bir ayl\u0131k kira bedeli) + 540 TL (KDV bedeli) = 3.540 TL<\/li><\/ul>\n\n\n\n<p>Bu durumda ayl\u0131k kira bedeli 3.000 TL olan bir ev i\u00e7in vermeniz gereken emlak komisyonu maksimum 3.540 TL olmal\u0131d\u0131r.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Ev Al\u0131m-Sat\u0131m\u0131nda Emlak\u00e7\u0131 Komisyonu Hesaplama Nas\u0131l Yap\u0131l\u0131r?<\/strong><\/h2>\n\n\n\n<p>Y\u0131llar boyunca yapt\u0131\u011f\u0131n\u0131z birikimi ya\u015fam alan\u0131na d\u00f6n\u00fc\u015ft\u00fcrme zaman\u0131 geldi! Haydi gelin \u015fimdi, ev al\u0131m-sat\u0131m\u0131ndaki giderlerden biri olarak kabul edebilece\u011fimiz emlak\u00e7\u0131 hizmet bedeli nas\u0131l hesaplan\u0131r, anlatal\u0131m.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sat\u0131n alaca\u011f\u0131n\u0131z ya da sataca\u011f\u0131n\u0131z evin bedelinin 500.000 TL oldu\u011funu varsayal\u0131m. Bu hesaplamay\u0131 yaparken sat\u0131\u015f bedelinin %2\u2019sini hesaplamal\u0131 ve KDV\u2019yi eklemelisiniz. \u00c7\u0131kan bedelin hem al\u0131c\u0131 hem de sat\u0131c\u0131 taraf\u0131ndan \u00f6denmesi gerekti\u011fini bir kez daha not d\u00fc\u015felim.<\/li><li>500.000 x 2 = 1.000.000<\/li><li>1.000.000 \/100 = 10.000 TL (sat\u0131\u015f bedelinin %2\u2019si)<\/li><\/ul>\n\n\n\n<p>Buna ek olarak \u015fimdi KDV de hesaplanmal\u0131 ve \u00e7\u0131kan sonuca eklenmeli.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>10.000 x 18 = 180.000<\/li><li>180.000 \/ 100 = 1.800 TL (KDV bedeli)<\/li><li>10.000 TL (sat\u0131\u015f bedelinin %2\u2019si) + 1.800 TL (KDV bedeli) = 11.800 TL<\/li><\/ul>\n\n\n\n<p>Hem al\u0131c\u0131 hem de sat\u0131c\u0131 taraf\u0131ndan emlak\u00e7\u0131ya \u00f6denmesi gereken komisyon 11.800 TL\u2019dir. B\u00f6yle bir durumda emlak\u00e7\u0131ya komisyon \u00f6demek durumunda kal\u0131r m\u0131s\u0131n\u0131z? E\u011fer kiralad\u0131\u011f\u0131n\u0131z ya da satt\u0131\u011f\u0131n\u0131z\/sat\u0131n ald\u0131\u011f\u0131n\u0131z evin komisyon bedelini \u00f6demezseniz neyle kar\u015f\u0131la\u015f\u0131rs\u0131n\u0131z?<br\/>\u00d6ncelikle emlak\u00e7\u0131 arac\u0131l\u0131\u011f\u0131yla kiralad\u0131\u011f\u0131n\u0131z ve satt\u0131\u011f\u0131n\u0131z ya da sat\u0131n ald\u0131\u011f\u0131n\u0131z gayrimenkul i\u00e7in emlak\u00e7\u0131 komisyonunu \u00f6demeniz gerekti\u011finin alt\u0131n\u0131 \u00e7izelim. Al\u0131m-sat\u0131ma arac\u0131l\u0131k s\u00f6zle\u015fmesinde yer alan emlak\u00e7\u0131 fakt\u00f6r\u00fc yok say\u0131ld\u0131\u011f\u0131nda hukuki i\u015flem ba\u015flat\u0131labilir.<br\/>E\u011fer emlak\u00e7\u0131y\u0131 aradan \u00e7\u0131kar\u0131p evin kiralanmas\u0131 ya da sat\u0131\u015f\u0131 ger\u00e7ekle\u015ftirilmeye \u00e7al\u0131\u015f\u0131l\u0131rsa bu durumda -bir s\u00f6zle\u015fme yap\u0131ld\u0131ysa- s\u00f6zle\u015fme do\u011frultusunda komisyonun \u00f6denmesi gerekir. Fakat \u015funu net bir bi\u00e7imde s\u00f6yleyebiliriz ki sat\u0131n almad\u0131\u011f\u0131n\u0131z ya da kiralamad\u0131\u011f\u0131n\u0131z, yani sadece emlak\u00e7\u0131 arac\u0131l\u0131\u011f\u0131yla g\u00f6rd\u00fc\u011f\u00fcn\u00fcz bir gayrimenkul i\u00e7in bedel \u00f6demeniz gerekmez. Fakat il\u00e7e d\u0131\u015f\u0131nda bir gayrimenkule bak\u0131yorsan\u0131z bu durumda emlak\u00e7\u0131, yol masraflar\u0131n\u0131 talep edebilir.<\/p> <\/div> <\/div>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Konut Sigortalar\u0131 ile Ya\u015fam Alan\u0131n\u0131z\u0131 G\u00fcvence Alt\u0131na Al\u0131n<\/strong><\/h2>\n\n\n\n<p>Ev sahibiyseniz gayrimenkul\u00fcn\u00fcze, kirac\u0131ysan\u0131z ya\u015fam alan\u0131n\u0131za zarar gelmesini elbette istemezsiniz. Hi\u00e7 merak etmeyin; olas\u0131 risklere kar\u015f\u0131 evinizi g\u00fcvence alt\u0131na alacak sigorta \u00fcr\u00fcnleri ile yan\u0131n\u0131zday\u0131z!
